OBJECTIVE:

The objective was to fully automate the system, making it accessible remotely to reduce maintenance staff and decrease response times during system failures.

THE PROJECT COMPRISED OF:

In this project, the client requested a complex Building Management System (BMS) for their 20,000 sqm refrigerated products logistics center in Romania.

The project involved:

  • Designing the system architecture and functionality based on initial client requirements.
  • Building control cabinets and executing the electrical installation.
  • Software development for the PLCs (Siemens S7 with TIA Portal) and SCADA system (Ignition, Inductive Automation).
  • IO checks and commissioning of the system.
  • Data transfer to remote server in Germany, for the energy monitoring platform.

The main components that were integrated in the BMS were:

  • 7 BMS automation cabinets with Siemens S7-1200 and S7-1500 PLCs
  • DALI light system integration with Philips Dynalite
  • Power distribution cabinets with remote monitoring and digital failure alarms taken into the BMS.
  • 4 UPS units, 2 backup generators, and an emergency lighting system
  • 50 electrical energy meters, 14 water meters, 1 main gas meter, and several calorimeters.
  • Automation of the heat production plant and heat recovery system between refrigeration chillers and the heating system
  • Integration of the entire ventilation system including 28 air heaters, 2 AHUs, and a VRV system.
  • Environmental control in office areas including temperature monitoring, air quality, and floor heating.
  • Fire extinguishing and rainwater basin (alarms, water levels, valve, and pump status, etc.).
  • Refrigeration system alarms with SMS notifications for system failures.
  • PDF and CSV energy consumption reports.
  • Communication with third-party energy monitoring software.
  • Photovoltaic system integration (produced by ABB).
